Standard of modular home construction

Developer standard – fully finished exterior façade, but without interior finishing, internal doors, floor coverings, or internal installations (such as electrical, water, sewage, and ventilation systems). Intended for the investor to carry out interior finishing works independently.

Norvil standard – a fully finished home, from the exterior façade to the interior: floors, windows, doors, and a complete set of installations. The house is ready to move in – just bring in your furniture and household appliances!

FAQ
  • This is just a temporary home, not a real house
    Norvil modular homes are insulated, certified, and fully adapted for year-round living — equipped with heating, plumbing, and a kitchen.
  • The house will be cold in winter
    As standard, Norvil uses 15 cm or 20 cm insulation (for year-round houses), energy-efficient double or triple-glazed windows, and modern heating sources.
  • It’s not durable — it will rot in 5 years
    The frame construction comes with a 20-year warranty. The modular home has a reinforced structure that ensures much greater durability than a standard building erected on a plot.

  • Too expensive for such a format
    A modular home is fully move-in ready: with windows, insulation, complete installations, lighting and switches, interior and exterior finishes, finished flooring, and interior doors.
    The price is fixed — you know your budget from the start. In traditional construction, a comparable home would cost 30–50% more.
  • How do I connect it to water, electricity, sewage?
    The house has connection points for electrical, water, and sewage systems. On request, an internet cable entry point can also be prepared. All locations are marked on the house plan.
  • What if I move — how do I transport it?
    The house can be disconnected from utilities. If it consists of several modules, they can be separated, loaded onto trucks, and transported to a new location.
    Thanks to this, the house can be repeatedly loaded, transported, and reassembled without structural damage.
  • Neighbors will think it's a shack
    The architecture follows Scandinavian minimalist style. It doesn’t look like a “shack” — it has an aesthetic facade.
  • I want a custom design, not a standard one
    We work with both ready-made and custom designs — we modify the layout, color scheme, and finishes.
  • Is it even legal?
    In Poland, for modular homes up to 70 m², no building permit is required — only a notification.
    For year-round homes, we prepare an architectural project that the client can adapt to local requirements in cooperation with a local design office.
  • What if the plot isn't ready yet or there's no foundation?
    To prepare an offer, we need the plot’s documents, information about utilities, and access.
    Documents include a land registry excerpt, zoning conditions or the local spatial development plan (MPZP), utility availability, and access info — whether the plot is accessible by road (paved or dirt) and whether a truck can reach it.
  • Fire protection elements of the building
    The house's frame structure is made from planed wood with smooth surfaces and rounded edges, reducing the risk of ignition.
    Fire resistance is enhanced by impregnating the wood with fire- and bio-retardants.
    Combined with non-flammable basalt wool insulation, the structure has a high level of fire resistance.
  • Will rodents or insects infest the house?
    All our homes have sealed ventilation gaps, and the bottom of the floor and roof are protected from the outside with galvanized mesh to block rodents and insects.
    Additionally, the wooden structure is impregnated with fire- and bio-retardants to protect against pests.
